How this works
We start from gross rent (weekly rent × 52), then subtract rent lost to vacancy, the management fee (charged on rent actually collected, not gross) and your annual holding costs to reach net income. Yields are shown as a percentage of property value. This measures rental return only — it excludes mortgage repayments, tax and capital growth.

- Management is capped at forty tenancies per manager. The cap is the service: a portfolio of two hundred means inspections get skipped and arrears get noticed late, and no amount of process fixes a manager who is stretched too thin.
